Covid 19 Update

After our enforced shutdown due to the Corona virus, we are delighted to announce that we are now able to welcome guests again. We have worked extremely diligently to ensure that we comply 100% with the current government guidelines, procedures and processes. We have achieved the “We’re good to go certification", on Visit Scotland. This is a UK wide Industry Standard bench mark, meaning that our business has followed government and industry COVID-19 guidelines, we have a Risk Assessment in place and a process to maintain cleanliness and aid social distancing. At this time, we have unfortunately had to temporarily discontinue our full breakfast service. We have substituted this with a superb buffet breakfast delivered to your room, at the time you require. Please see our Covid 19 page for full details.

No. 45 is a small personally run Bed and Breakfast situated in the peaceful rural village of Strathkinness, close to the beautiful and historic town of St Andrews. Here at No. 45 a warm welcome awaits you from Diane and Douglas Patterson who are pleased to look after you personally during your stay. With the emphasis on attentive friendly service which is the hallmark of traditional Scottish hospitality, you are assured of every comfort.

No. 45 is a spacious modern house, which is south facing with panoramic views all round, we are bordered at the front by the Kinness Burn. We have two ensuite double rooms, and two single rooms. All rooms have their own flat screen tv with freeview, USB charging points, hairdryer, clock/radio, luggage rack and individual thermostatically controlled radiators. There is convenient free private parking for up to 5 cars located on our expansive driveway. Excellent public transport links are readily available, with bus connections to all major routes within a two minute walk and Leuchars main line railway station just under four miles away.

A full hearty Scottish breakfast is served, comprising sausage, bacon, mushrooms, tattie scone, tomato, beans, black pudding and egg. Also available are scrambled eggs with smoked salmon or a vegetarian assortment as well as fresh fruits, cereals, fresh fruit salad, preserves, toast and yogurts.

We welcome cyclists and cycle tours. We have secure dry storage in our locked garage for your cycles. Also cycle repair facilities are available.

Whether it’s a much welcomed weekend or mid week break or a longer stay, Diane and Douglas will make it a holiday to remember. As we have pets of our own, we are unfortunately unable to accept your pets to stay.
